QBCC owner-builder permit (Queensland)
The permit is one of the biggest “gates” in Queensland. Get clarity early so you don’t redesign or re-time your whole project later.
General info only — confirm details with QBCC for your situation.
In 60 seconds
- In QLD, an owner-builder permit applies to certain residential building work valued at $11,000 or more (incl. GST).
- QBCC generally only issues one owner-builder permit every 6 years (limited exemptions exist).
- You’ll usually need to complete an owner-builder course unless an exemption applies.
1) Check if your work triggers the permit
QBCC guidance commonly uses $11,000 or more (including GST) as the key threshold.
Common mistake
Only counting what you “pay cash” and forgetting the “reasonable value” of labour/materials.
2) The QLD-specific “6-year rule”
In most cases QBCC can only issue one owner-builder permit every 6 years.
If you’ve had a permit before, treat this as your first check — exceptions are limited and typically require “exceptional circumstances”.
3) Course requirement (and exemptions)
QBCC lists required courses for owner-builders and outlines common exemptions (e.g. certain current QBCC licence holders).
- If you may be exempt, confirm early (don’t assume).
- Keep your completion / exemption evidence with your project records.
