Inspections (Queensland)
Treat inspections as “hold points”: don’t cover work until the certifier has inspected and signed it off.
In 60 seconds
- Inspection requirements vary by approval, but QLD guidance outlines “stage inspections” and certifier responsibilities.
- Certifiers commonly issue a Form 16 for stage inspections.
- For some projects (e.g. single detached class 1a/class 10), the final stage can involve a Form 21.
Typical stages (example only)
Your certifier will set the exact stages, but many builds follow a pattern like:
- Footings / slab (before pour or at key points)
- Frame (before lining)
- Waterproofing (before tiles/coverings)
- Final (completion)
Common mistake
“We’ll just sheet it and hope it’s fine.” In practice: covered work = delays and possible rework.
How to avoid delays
- Get a written inspection schedule early.
- Book inspections with lead time — don’t assume next-day availability.
- Keep evidence as you go: photos, trade certificates, specs, invoices.
- Store inspection certificates (e.g. Form 16) with your job folder.
