Is owner-building right for me? (QLD)
Owner-building can save money and give control — but it replaces the builder’s role with your time, decisions, paperwork, and risk.
General info only — confirm requirements for your site, council and building type.
Fast self-check (score yourself)
Time
Can you realistically do 5–10 hrs/week?
- Calling trades & quoting
- Sequencing & deliveries
- Site checks & problem-solving
- Paperwork & inspections
Comfort with responsibility
Do you stay calm when plans change?
- Handling variations
- Fixing mistakes early
- Keeping records
- Managing safety & access
Practical rule
If you hate admin and conflict, owner-building often becomes expensive in a different way: delays, rework, and stress.
QLD-specific “gates” to check early
- QBCC owner-builder permit (often applies at/above the common threshold)
- 6-year rule (QBCC generally limits permits to one every 6 years)
- Course requirement/exemption (one applicant typically needs course completion or exemption before applying)
If you’re unsure: a safer “hybrid”
Many people keep control but reduce stress by:
- Using a designer/engineer to lock documentation early
- Hiring a project manager for a few hours/week
- Getting a building consultant to do staged inspections alongside the certifier
