SA: Inspections (stages, hold points, evidence)
How inspections typically work in SA: what to prepare, what must stay visible, and how to avoid rework.
Your building surveyor sets the required stages for your project — confirm your written schedule early.
In 60 seconds
- Inspections are hold points: don’t cover work until it’s inspected (and/or documented as required).
- Book early — delays often happen because people assume next-day availability.
- Keep photos + certificates as you go. End-of-job “scramble” is the #1 cause of completion delays.
Typical stages (varies by project)
Early
- Footings / excavation / reinforcement
- Slab (pre-pour) / subfloor elements
- Frame
Mid to late
- Waterproofing (before tiling/covering)
- Services evidence (trade certificates)
- Final inspection / completion stage
Key rule
If it will be hidden later (waterproofing, framing connectors, service penetrations), assume it needs inspection or documented evidence.
What to do (simple system)
- Get a written inspection schedule from your building surveyor.
- Before each stage: confirm what must be visible and what documents are needed.
- Create a folder per stage: photos + notes + outcomes.
- Log any rectification items and close them out with evidence.
