QLD Guide

Documents you’ll likely need (QLD)

A practical checklist so you don’t get stuck mid-way through approvals.

1) For the QBCC owner-builder permit

  • Evidence of course completion (or exemption), as required
  • Site/address details (lot/plan), owner details
  • Rough scope summary + value estimate (trade price style, not “mates rates”)

2) For planning (council), if required

  • Site plan (boundaries, setbacks, existing structures)
  • Concept plans/elevations for assessment
  • Overlay-specific reports (if applicable): flood/bushfire/heritage, stormwater, etc.

3) For certifier/building approval, inspections & final

  • Full construction drawings + engineering (where required)
  • Energy efficiency / compliance documentation
  • Inspection certificates during the build (commonly Form 16 stage certificates)
  • Final certificates at the end (e.g. Form 21 for certain detached class 1a/class 10 work)
Practical rule
Build a single “job folder” on day one. Each inspection/certificate goes in immediately — not at the end.
