NSW Guide
Occupation Certificate (NSW)
What it is, what typically delays it, and how to avoid the end-of-build paperwork scramble.
Note: Exact requirements vary by project and approvals. Confirm with your certifier and relevant authority.
In 30 seconds
- Occupation approval is not “just a form” — it’s tied to inspections and evidence.
- Most delays are paperwork delays: missing certificates, incomplete inspections, or unclosed items.
- Collect certificates during the build, not after.
Common blockers
Missing certificates
Electrical, plumbing, waterproofing, glazing, etc. — file them as you go.
Inspection stages not completed
Work gets covered before inspection, causing rework and delays.
Undocumented changes
“As built” differs from approved plans without a clear record.
Outstanding defects/items
Small issues left late can block sign-off.
Practical checklist
- Ask your certifier early for the “completion evidence list” (treat it like a shopping list).
- Keep a completion pack folder and file certificates immediately.
- Before final inspection, walk the job against your inspection list and fix obvious issues first.
- Ensure variations/changes are documented and consistent with approvals.
