ACT Guide

Inspection stages (ACT)

Inspections are “hold points”. Don’t cover work until your certifier has inspected and signed off.

How inspections work in the ACT

  • Inspections are set by your building certifier
  • Stages depend on scope, construction type, and approvals
  • Evidence (photos, certificates) is often required
  • Missing a stage can cause delays or rework

Typical inspection stages

Footings / slab
Excavation, reinforcement, setbacks, and ground conditions before concrete.
Frame
Structural framing, tie-downs, bracing, and key structural elements.
Waterproofing / wet areas
Membranes must be visible before tiling or linings.
Services (as required)
Plumbing, drainage, electrical or other regulated services.
Final inspection
Completion check prior to occupation approval or final sign-off.
Important
Your certifier may add, remove, or combine stages. Always follow the written inspection schedule for your project.

Booking & evidence tips

  • Book inspections early — don’t assume next-day availability
  • Ask what must remain visible before covering work
  • Take dated photos at each stage
  • Keep certificates from trades with your records
