VIC: Warranty & selling implications
If you sell within the VIC timeframe, extra obligations can apply. Here’s how to plan for it early.
Note: This page is general information. If you’re selling, get conveyancing/legal advice for your specific contract and timing.
The VIC time window to understand
In Victoria, selling an owner-built home within 6 years and 6 months of completion can trigger additional requirements. “Completion” is generally measured from the date of the Certificate of Final Inspection or Occupancy Permit.
Defects report timing (important)
If required, the defects inspection report must be less than 6 months old when you sell.
Why you should think about this early (without obsessing)
- It changes what documents you should keep (completion certificates, inspection records, variations)
- It can influence your “finish quality” decisions (defects become expensive later)
- It can affect sale preparation lead time (you can’t just list tomorrow if reports are required)
Practical actions now
- Store your final Occupancy Permit / Certificate of Final Inspection somewhere safe (and backed up)
- Keep a simple evidence folder: photos, trade certificates, invoices, approvals
- If you may sell within the window, plan ahead so you can obtain any required reports in time
