Inspections (Tasmania)
In Tasmania, inspections are built around mandatory notification stages. Your owner-builder job doesn’t “pass” because it looks good at the end — it passes because the right stages were notified, inspected, and supported by evidence.
Note: This is general information, not legal advice. Confirm your project’s actual inspection stages with your building surveyor and permit authority.
In 30 seconds: how inspections actually work (TAS)
- Your CLC + building permit identify the mandatory notification stages for your project.
- You (owner-builder) must notify the building surveyor when stages are ready.
- The surveyor will normally inspect at those stages (and may inspect at any time).
- Do not “build past” a stage — hidden work becomes hard (or impossible) to verify later.
- Keep evidence as you go (photos + trade certificates + sign-offs) so final approvals don’t stall.
The key rule: notify at the mandatory stages
CBOS puts it plainly: the owner builder is required to notify the building surveyor at the mandatory notification stages identified in the Certificate of Likely Compliance and the building permit.
- Some compliance items must be checked before they’re covered (footings reinforcement, bracing, waterproofing details, etc.).
- If you miss a stage, the fix can be expensive: opening up work, engineering sign-off, or re-do.
- Inspections don’t replace evidence — they rely on records that prove what was done.
Typical mandatory notification stages (your project may vary)
Tasmania’s Building Regulations set out stages for notification/inspection purposes (and your permit/CLC then applies it to your specific job). Your building surveyor will tell you exactly which stages apply and what must be ready at each stage.
