NSW Guide

Documents you’ll likely need (NSW)

The simplest way to avoid delays: know what documents appear at each stage, and file them consistently.

Note: exact requirements vary. Confirm with your certifier/council and your project type.

Documents by stage

1) Early planning
  • Scope summary and rough budget/timeline
  • Site constraints (easements, overlays, bushfire/flood info where relevant)
  • Concept plans (even draft)
2) Approvals (DA/CDC)
  • Full plan set (site, floor plans, elevations, sections)
  • Specifications / inclusions
  • Engineering (where required)
  • Forms/checklists for your pathway
3) Construction
  • Quotes, invoices, scope notes for trades
  • Insurance documents (construction phase)
  • Inspection schedule + outcomes
  • Variation log (scope/cost/time)
  • Photos before work is covered
4) Completion
  • Compliance certificates (electrical, plumbing, waterproofing, glazing, etc.)
  • Final sign-offs / occupation documentation
  • Warranties, manuals, product datasheets
